SMSF Loans as a Property Investment Tool

If you own a superannuation fund that is not managed by a fund manager, then you will have the option of adding real estate investments to the other types of investments that make up your superannuation fund. While traditional investments like stocks, bonds and precious metals are good points of any investment plan, real estate is a very substantial investment and one that has tremendous potential to be profitable well beyond anything you had ever imagined. However, if you plan to use smsf loans to invest in property, there are a few things that you will want to keep in mind.

The most important decision when it comes to using smsf loans to invest in property is which type of property you are interested in. The first would be a rental property. This is advantageous simply because with a rental property, you will likely be able to pay off the loan or a portion of that loan with the rental income you receive from the property. The only downside is that becoming a proprietor can be a bit more work and can cost a bit more than some people are willing to subject themselves to. The next property would be ownership with the intention to sell. Often referred to as flipping, a property is purchased, restored and then sold for a substantial profit. If done correctly, this sort of property investment can return significant profits.

With any investment, even with property, there is always a risk. In some cases a property will not net you the rental income you had hoped for. In addition, some property, for one reason or another simply does no appreciate in value, leaving you with a losing investment. However, if you take great care with your smsf loans and consider your property investment from every possible profitable angle, you will likely be able to use this loan to make a good purchase that will benefit you in the present and in the future as well.
